Best Real Estate Investing Program - Four Easy Steps To Success

There are plenty of complicated and confusing ways to invest in real estate, but you may be wondering if there is one, simple best real estate investing program. There is, and I’ll outline in this article what it is, and how you can start today.

 

I want to begin by stating that this program has proven to be the best real estate investing program for the average person, who has little or no background in the real estate profession. For those with extensive experience in residential or commercial property, there may be other paths you can take that will better suit you. If you’re like most folks reading this, you don’t have that kind of experience. This article is for you.

 

Step one in the best real estate investing program is getting connected. This means finding and joining your local association of real estate investors. In most areas, this will be a REIA (Real Estate Investors Association) group, but there may be others in your area. If your area doesn’t have a group, you should consider starting one.

 

When you find this group, you’ll want to start attending their meetings right away. These are the people who will help you most as you learn real estate investing from the ground up. The best real estate investing program is the one that makes use of local people, doing the kind of investing you want to do.

 

At the meetings, go out of your way to meet people and ask questions. Don’t be afraid- these people are there because they like getting together with other investors, and they don’t mind sharing their knowledge and experience with new folks. The meetings should have a time, either at the beginning or the end, for networking. If not, why not suggest to the group leaders that adding a time for networking would be a good thing?

 

As you work through this important first step in the best real estate investing program, you’re looking for a certain type of person- someone with experience in the kind of investing that most interests you. You’re also looking for someone you can get along well with, who doesn’t mind sharing their time and expertise with you. It may take you a few meetings, but sooner or later a couple of people will stand out. These are the investors you should focus on for step two.

 

Step two in the best real estate investing program is beginning and nurturing a mentor relationship with the investors you chose in step one. My advice here is to move slow and don’t be demanding, overbearing, or desperate. You’re attitude should be humble and inquisitive, as opposed to, “You have to help me!”

 

Remember, you’re looking for a relationship with this person. Relationship implies that they’ll be getting something out of it, too. As you talk to them and seek to build a mentor relationship, emphasize what’s in it for them. Let them know that if they help you, they’ll get some benefits. What you can give back to them may not seem obvious at first, but it’s an important part of the best real estate investing program. It’s your time.

 

Your time is really all you have to offer at this early stage of the best real estate investing program. You probably don’t know anything yet, but you’ve got your energy, time, and enthusiasm, so let them know that you’ll be willing to work hard to help them find the kind of deals the like- whatever those are. Experienced investors are usually quite busy, so they will most likely appreciate having somebody willing to do the legwork for them. Ask them to show you what they’re looking for, and you go out and find it.

 

It’s a win-win situation. As you’re looking for the deals, they will be teaching you HOW to look. This education is invaluable, and this is the most important step of the best real estate investing program. Learning how to spot a great real estate deal is more than half the battle. When you can identify great deals, you’ll be well on your way to real estate investing success.

 

At the same time, your mentor will be teaching you other things, and you should pay close attention. Walk through several deals with them, even if you get little or no money out of them. Be like a fly on the wall, observing everything, asking questions, and making plenty of notes. The best real estate investing program allows you to learn at your own pace, from someone who knows your local market.

 

Step three in the best real estate investing program is your online education. You live in an amazing time… so much information is available to you on the internet, and much of it is free or very low cost. Spend your spare time reading and researching real estate investing topics, and finding the best free real estate investing websites on the web.

 

Stay focused on the kind of investing you want to do, and don’t get sidetracked by all the garbage out there. The internet is like the world’s biggest buffet… not all of the food is good for you. Learn to separate the excellent from the just ok. The best real estate investing program includes taking advantage of as much high-quality internet web content as you can.

 

Step four in the best real estate investing program is your first deal. This is what you’ve been working hard for, and it may take you several months to reach this point. When you get here, if you’ve followed my advice so far, you’ll be ready. Unlike so many who try to jump in too fast, you’ll know what makes a deal great, and you’ll pass on the so-so deals. Real estate investing is all about finding the deals… everything else is just mechanics.

 

Offer your mentor part of the profits from your first deal if he’ll walk you through it. Having someone looking over your shoulder will boost your confidence and help you overcome your first deal jitters. Getting your first deal done properly is the culmination of everything you have worked for in the best real estate investing program.

 

On the surface, this four step best real estate investing program I have outlined may seem too simple. In my experience, beginning real estate investors make one of two mistakes. The first mistake is trying move too fast, trying to do too many different things. This gets confusing, and the new investor never properly learns their local market, or the basics of investing.

 

The second mistake is never taking any action at all. These investors are stuck forever in the learning mode. The best real estate investing program gets you through this obstacle by emphasizing action. Don’t just read the steps… do them! For example, when I say go to the meetings, you could read what I say, close the computer window, and go watch TV. Or, you could actually go to the meeting! The choice, as always, is yours alone.
